Buckinghamshire

Buckinghamshire combines some of the most attractive countryside close to London with excellent schools and exceptionally strong transport connections. The Chiltern Hills define much of the southern county, providing wooded valleys, chalk hills and handsome villages within surprisingly easy reach of the capital.

The area around Beaconsfield, Gerrards Cross and the Chalfonts is particularly established among London families, combining substantial houses with fast rail services and access to Heathrow. Further west, Marlow provides an appealing Thames-side town with excellent restaurants and shops, while nearby Hambleden and the surrounding Chiltern villages offer a much stronger sense of country life.

North of the Chilterns the landscape opens out, with larger houses, farmland and villages around Aylesbury and towards the Oxfordshire border. This can suit buyers who want more land while retaining access to London and Oxford.

Education is one of Buckinghamshire’s defining attractions. The county retains selective grammar schools alongside a strong independent sector, and school requirements materially influence many property searches.

Walking, riding and cycling in the Chilterns sit alongside excellent restaurants, pubs and Thames-side life around Marlow.

Buckinghamshire’s particular strength is the ability to provide a convincing move to the country without making London feel remote — a combination that continues to make its best villages exceptionally sought after.
